The Management Company is responsible for the common area. It is not responsible for issues between properties. We cannot mediate between property owners and will only become involved should damage to common areas become likely.
All Directors and representatives act on a voluntary basis and the management company has a zero tolerance policy on abuse to anybody on company business.
If you have tenants in your property you must keep them informed of changes to procedures and dealing with complaints.

The Management Company will not act as a letting Agent for any owner .
Outside of any early payment offer, discounts on fees or charges are not permitted.
Services to Apartments are conditional upon payment of fees. Non payment may lead to withdrawal of services.
Meter Rooms, Bin Store areas and the general Common area the property of the Management Company. Any damage to such property by tenants, guests of tenants & owners, or by owners are the responsibility of the owner.
CCTV is in operation and can be used in evidence in support of civil or criminal damage, theft of property or services. This especially applies to misuse of refuse facility.
Block Insurance increased fourfold in 2022 . This is a concern for our company as further claims could adversely affect our ability to obtain block insurance in future. You are strongly advised to take out rental property insurance.
Roof works will continue to occur over the coming years. Leaks between properties can originate from bathrooms and may not be readily observable. If reported to you, please assist your tenant by investigating / remediating such apartment issues in the first instance.
This company and its operation are highly dependant on residents who occupy the apartments. Rental demand is strong, placing good quality tenants in your property is not onerous and respects the existing valued tenants.
No parking allowed on the ramp in Cuirt an Oir or any other access point to properties. These need to be clear at all times to facilitate maintenance / emergency access.
